Today we have another video in our home selling series. We have helped you prepare your home for sale, helped you list your home and helped you with the sale of your home. Today I will be discussing helping you negotiate offers.
In the time leading up to an offer on your property your home has been visited by a variety of different individuals, families and possibly investors. All of these potential buyer’s have taken the time and effort to consider your property and how it may or may not be suitable for them. So, if they choose to make an offer that offer must be taken seriously and be negotiated upon in good faith.
So how do we ensure that we negotiate offers effectively and in good faith and what exactly are we negotiating. The key aspects of most offers fall into the following categories;
Price, quite simply how much is the buyer willing to pay and can we match that up with what the seller is willing to accept. In our negotiations it is important the bear this in mind. This dollar value of the property as indicated by the price can be influenced by the contents of the following categories;
Inclusions and exclusions, what are the buyers receiving of value that is currently in the home and what is the value of the articles that the seller wishes to remove from the property. You can see how this would have a direct relationship with the price paid and accepted;
Terms and conditions, in addition to the price, inclusions and exclusions are other details clarifying the details of the offer. These will include the time frame in which the offer is valid and can be negotiated upon, closing date and there are usually a number of conditions that must be satisfied before the offer becomes a firm and binding contract.
For individual buyers and sellers the weight and importance of these issues will vary and may change depending upon whether we are dealing with a single or a multiple offer situation. The following five key points should be considered when deciding how to deal with an offer.
- Deal with all offers in good faith.
- Clarify the terms and conditions of the offer.
- Develop and action plan for your counter offer.
- Ensure the you understand all of the terms and conditions of the offer.
- Discuss the offer fully with your realtor.
